Why calculate the age at all?
Housing policy often talks in financing periods: ten years, fifteen years, thirty years, a contract renewal, a tax-benefit term. Tenants live those periods as decades of their lives. A person who is 45 when an affordable home opens may be 75 when a thirty-year milestone arrives. That does not tell us the legal outcome — but it tells us why advance notice and preservation planning matter.
This calculator intentionally does not assume “LIHTC = 30 years from move-in.”
Move-in date does not establish when a LIHTC project's regulatory term began, and a 30-year NHPD screening calculation is not automatically the controlling legal expiration. Use the building search for the dataset's early-warning year, then verify the governing agreement and other protections before treating any date as legally controlling.
