Affordable Forever is expanding beyond LIHTC. This research screen crosswalks NYC subsidized-housing records with recorded HDC/HPD agreement documents to identify small and mid-size properties that may warrant review under COPA's affordability-expiration trigger.
Important: This is an early-warning system, not a legal determination. A listed subsidy or program end date does not prove that the controlling HPD income-based occupancy restriction expires on that date. Each candidate must be verified against the governing agreement before being described as COPA-covered.

How this first screen works. The automated layer uses the NYU Furman Center Subsidized Housing Database as the broader property/subsidy universe, then links the saved ACRIS HDC/HPD agreement index to official ACRIS Real Property Legals and joins those legal records to properties by BBL. It screens properties with 100 or fewer residential units, excludes 421-a as the driving expiration event for this pathway, and surfaces approaching non-421-a program end dates. Every automated result remains candidate until the recorded agreement establishes HPD participation, an income-based occupancy restriction and the controlling expiration date.
